How it works

A structured path through the possession process — most cases never need to go past the first stage.

Stage 01

Legal notice & demand

We prepare the correct legal notice for your grounds and serve it on your tenant — by hand or recorded delivery — with full proof of service. Since the Renters’ Rights Act, that means using the right Section 8 possession ground for your circumstances.

For the majority of problem tenants, a properly served notice is enough to prompt a response and recover the property.

Stage 02

Court & possession order

If the notice isn’t met, we prepare and submit all the court documents on your behalf — the possession claim, plus a money claim for arrears where appropriate.

An experienced member of our team can attend and support you at the hearing, or we’ll arrange a solicitor through our in-house legal contacts.

Stage 03

Bailiff & regained property

Once a possession order is granted in your favour, the tenant must vacate by the date set by the judge. If they refuse, we apply for a bailiff warrant and the court arranges for a bailiff to attend.
